Exterior painting for New York City brownstones and townhouses involves specific material, timing, and regulatory considerations that are quite different from interior painting. Here's what to know before starting.

NYC Brownstone Exterior Materials

Original brownstone facades are, despite the name, usually brown Triassic sandstone — a porous material that requires specific paint systems designed for masonry. Standard latex house paint on brownstone traps moisture, accelerates deterioration, and eventually fails dramatically. The right products for brownstone exterior work are elastomeric masonry coatings, breathable mineral-based paints (Keim Mineral Paints are the professional standard), or — for brownstone in very poor condition — a full facade repair with exterior hydraulic cement before any coating.

Timing Exterior Painting in NYC

Exterior painting in New York City should be done between May and October, avoiding the extreme heat of July and August when possible (temperatures above 90°F affect coating adhesion and dry times). Never paint in temperatures below 50°F or above 95°F, on rainy days, or when rain is forecast within 24 hours of application.

Landmarks and Permits

Many NYC brownstones and townhouses are in landmark districts. Exterior color changes on landmark buildings require Landmarks Preservation Commission approval. Minor maintenance (like-for-like repainting in the same color) does not. Always check with the LPC before committing to an exterior color change on a building in a historic district.

Scaffolding Requirements

Most NYC townhouse exterior painting projects above the first floor require scaffolding or a supported scaffold system — not extension ladders, which are inadequate for the exterior heights involved and potential hazardous for work on public sidewalks. Scaffolding permits from DOT are required when scaffolding extends over the public sidewalk.
